Process & confidentiality
How a private property search or sale works
Five steps, the same for buyers and owners. Nothing identifying is shared before a confidentiality agreement.
1We start with your goals.
The property or investment you have in mind, your timing, and anything that needs care: tenants, partners, an acquisition strategy or the reasons behind a sale.
2We agree on the approach.
For an owner, how the property is presented and which buyers are approached. For a buyer, the search criteria and how your interest is introduced. Before outreach, we settle what may be shared.
3Introductions start with limited information.
A first conversation establishes interest without every detail. Identifying information and financial records follow a signed confidentiality agreement.
4The analysis develops with the deal.
We review what is available, state the assumptions and list what still has to be verified. Each new document sharpens the picture.
5You make each decision.
You hear the responses and the questions being raised, and we agree on every next step before it is taken.
Common questions
- Can we speak before I decide to buy or sell?
- Yes. The first conversation is about your situation and whether we can help. There’s no charge for it.
- Will you publicly advertise my property?
- No. A private sale uses direct outreach to selected buyers. Any broader marketing would be agreed with you first.
- What agreements will I need to sign?
- Before work begins, we review the scope of representation, compensation and any required agreements, so you understand the arrangement before committing.
- Where do you work?
- Across the United States. Direct outreach to owners who haven’t listed is focused on Florida for now and grows as we add partners in other markets. A property outside Florida is handled together with a broker licensed in its state.
- What if I decide not to move forward?
- We review where things stand and any obligations under our agreement. You can also start with an exploratory conversation before engaging us.
